The problem
A good price isn't always a good rental
A rental can look affordable and still lose money every month once you add taxes, insurance, vacancy, repairs, and the loan payment. Most beginners only find out after they buy. This analyzer runs the numbers on each property the same way and checks them against your own targets. You see the cash flow and the most you should offer before you make one.
Who it's for
- First-time and small investors looking at their first rental
- Buyers planning to house hack a duplex or fourplex
- Anyone considering a mobile home on land as a rental
- Investors comparing several properties at once

How you get it
This is a digital download. After checkout you get your download link right away and by email. Open the workbook in Excel, or upload it to Google Drive and open it with Google Sheets. Nothing ships.
For personal use. See the license and refund policy. The analyzer is a planning tool. It does the math on the numbers you enter and does not guarantee a return. It is not financial, tax, legal, or lending advice. Confirm loan terms with your lender, taxes with the county, and insurance with an agent before you buy.
