Affordable Home Decision Tool
Manufactured home on land or in a community, building new, or buying an existing home in a neighborhood or on acreage? Answer 13 quick questions and see which path fits your family best.
How the score works
Every path gets a score from 0 to 100. It starts with how well the path fits your life: where you want to live, how much land you want, your timeline, how long you'll stay, how hands-on you want to be, and the three things that matter most to you.
Then affordability scales that score. The tool estimates a rough cost and monthly payment for each path, using typical prices for the kind of area and home size you picked, and checks them against your budget and savings. A path you love but can't comfortably afford can't score as a strong fit.
This is a starting point for your research, not a final answer. Prices, loan rates, and rules vary a lot from county to county. Use your top match to decide where to dig in first, then verify the numbers locally.
The five paths
Manufactured home on your own land. You own the home and the land. Often the lowest cost per square foot with land, but site work and utilities add up.
Manufactured home in a community. You own the home and rent the lot. The lowest upfront cost and fastest move-in, with monthly lot rent and community rules.
Build a site-built home on land. Designed your way, with strong long-term value. The highest cost, the biggest down payment, and the longest timeline.
Buy an existing home on acreage. A move-in-ready house with land around it. Room to spread out without a construction project, but homes with acreage cost more and come up for sale less often.
Buy an existing home in a neighborhood. Move-in ready and close to schools and services. Prices depend heavily on your area.
