Before you visit a dealer
- Know your all-in number first. The home's price is only part of the cost. Run the free Land + Home Cost Calculator so you know what the whole project costs before anyone quotes you.
- Visit at least two dealers. Prices, fees, and what "setup" includes vary a lot from one dealer to the next.
- Ask for every quote in writing, line by line, and compare them side by side.

Red flags to walk away from
- Pressure to sign or put down a deposit today
- A quote with only the home price and setup "to be determined"
- A deposit that isn't refundable, or isn't in writing
- A dealer who won't give you a license number
